Carlton Lakes resale property market volume and prices for 2007 & 2008 continue to show a decrease in single family homes sold but the good news is that the decrease is less than the rest of the Naples property market as a whole.
The figures from the whole of naples shows a terrific increase in the number of properties sold during 2008 compared to 2007 but the median price for those same solds properties shows a large decline in price. This is largely due to the large volume of foreclosed properties being sold by the banks during the last year. Here are the single family home sales and values for Naples as a whole for comparison. There is no doubt that for anyone with some cash to invest, now is a great time to by property.

You can see the volume of sales is going up but the prices are coming down due to the high volume of foreclosed properties.
Carlton lakes fortunatly is not effected by anywhere near the same level of foreclosures and so does mirror the same sales volume or pricing. The amount of single family sold volume remains fairly constant with less of an overall reduction

Carlton Lakes Condos shows increased activity on actual units sold with and actual rise in prices in the last 3 months, which is very different to the overall results of Naples condos in general.

Carlton Lakes Villas show no real change in the number of units sold in the last two years and the prices have remained consistant, which is extreamly good compareed to Naples market in general
